Construction Manager
Position Summary

This person will manage the building and delivery of our high-quality homes, on time and in budget.

Primary Responsibilities:
Leadership: Leading & Living The Baessler Way
· Lead trade partners and Assistant Construction Managers in assigned community, achieving delivery of homes on time and within budget.
Operational: Vision & Operational Excellence
· Maintain and improve Processes or Procedures (PoPs) for vertical production
· Control all direct costs in your community and create and manage variance purchase orders (VPO's)for your community.
· Be mindful of indirect planning budgets not to exceed quarterly company-established limits/plan for your community.
· Maintain current knowledge of all applicable building codes along with jurisdictional code adoptions and amendments.
· Communication/Collaboration with our purchasing department for efficiency and value engineering to build quality and attainable homes
Planning and Execution: Vision
· Ensure each home is completed on time, within budget, and to Baessler's quality standards.
· Confirm all construction tasks are completed and to Baessler standards before clicking off for payment.
· Maintain house schedules per the uploaded schedule template to ensure delivery on time.
· Ensure trade partners are adhering to the scope of work and that quality standards are met.
· Enforcing Safety and Stormwater per OSHA and CDPHE/EPA standards.
· Weekly review of your community backlog with starts and closings to make sure you are achieving and 85% or higher ACI on your homes
· Ensure there are no delinquent items in homes you are closing. They must be clean, complete, and on time.
· Maintains an organized job site and construction office.
Leading, Guiding, and Growing Team Relationships: Mission & Relational Excellence
· Lead our trade partners and Assistant Construction managers through Baessler Relational Style of Leadership (leveraging Clifton Strengths, Working Genius, QS2R's and BWIG's, etc.)
· Continually help develop and grow our production team members
· Participate in Daily huddles in your community.
· Participate in Weekly community team meetings in your specific community
· Participating in Monthly Production team meetings at the corporate office
External Representation & Influence: Passion
· Execute all required inspections per municipality, building relationships with inspectors and city staff.
· Meet and build relationships with all key stakeholders in the production of homes. Including but not limited to homeowners, trade partners, team members, municipalities, utility providers, etc…
Critical Competencies
· Minimum 3 years of experience in construction project management.
· Strong understanding of building in multifamily and single-family construction, and municipal coordination.
· Directly manage the full construction process of at least 25 homes at the same time
· OSHA 10 certification with ability to get and OSHA 30
· Experience managing budgets, contracts, and scheduling software (ex:, MS Xcel, ECI, BuildPro, etc.).
· Strong and effective leadership, communication, and problem-solving skills.
· Valid driver's license with less than 3 violations in the past 5 years
Physical Requirements
Requires the following:
· Works in both temperature and non-temperature-controlled environments, with medium to high noise levels
· Frequently required to lift, pull, and push objects up to 50 pounds
· Ability to climb ladders and be comfortable with heights and being around construction equipment
· Ability to stand for long periods of time in variable conditions that will include inclement weather and jobsite conditions
Work Schedule
· 40- 45 hours per week (8am-5pm, M-F)
· After hours and weekends may be necessary on occasion for trips, events, or to meet deadlines.
Lunch meeting and events outside of the normal working hours are required by the position.
Occasional travel for educational growth and development or community locations is required.
