Real Estate Title Analyst
Kwik Trip's Real Estate Department has an opening for a Real Estate Title Analyst. Location: La Crosse, WI Support Center with Hybrid opportunity! What you'll be doing… As a Real Estate Title Analyst, you'll provide support and expertise to ensure clean and marketable title for Kwik Trip's construction and development projects. You'll collaborate across departments to research, evaluate, and resolve title and survey issues for both current and future sites. Responsibilities include but are not limited to:
- Collaborate with Real Estate, Store Engineering, and Legal teams to provide title reports for future and existing sites
- Investigate properties and adjoining parcels to identify easements, covenants, conditions, and restrictions that may impact development
- Gather and forward documentation related to title, zoning, and survey to relevant teams
- Review various types of surveys including ALTA/ACSM, CSM, Certificates of Survey, Plats, and subdivision maps
- Order and prepare legal documents related to easements, covenants, and conditions
- Assist in reviewing closing documents and easement requests from internal departments and external vendors
- Collaborate with title companies and understand state statutes in WI, IA, MN, MI, IL, SD, ND, and NE
- Work with county, city, and state offices (e.g., treasurer, property lister, auditor, register of deeds, examiner of titles) and utility companies
- Maintain current title spreadsheets for open projects
- Support other real estate duties as assigned
You'll need to have… Associate degree in Business, Legal, Real Estate, or a closely related field 4–6 years of commercial real estate title examiner experience
- Strong knowledge of title research principles and practices
- Understanding of real property legal issues and regulations
- Ability to read and interpret surveys and legal descriptions
- Experience in commercial construction and development
- Excellent analytical and problem-solving skills
- Strong time-management and multitasking abilities
- Exceptional organizational, interpersonal, written, and verbal communication skills
- Ability to maintain confidentiality and work independently
Work Schedule: Monday through Friday, daytime hours or as needed to perform duties
