Director of Sales and Marketing (MSC Developer Services)
Position Summary:
Directly responsible for planning, directing and coordinating the approved marketing activities of each community represented by the Developer Services Division in collaboration with MSC marketing leadership when appropriate. Identify opportunities for growth in new markets, new customers and new associates. In the Executive Director's absence, the Director acts in his/her stead. Performs the following duties personally or through delegation to others.
Key Responsibilities:
- Directs and manages the marketing and public relations activities of MSC Developer Services.
- In coordination with Executive Director, participates in community outreach for the purpose of business development, market knowledge and general MSC brand awareness.
- Support business development strategy under the ownership of the Executive Director.
- In coordination with Executive Director, review potential projects in detail to determine major milestones, timing, recommend pricing and marketing budget for accomplishing developer stated goals.
- In coordination with Executive Director, review and recommend revisions to site plans, floor plans, amenity portfolio and interior finishes and selections to meet market demand.
- Participate in design charettes for communities as requested by developer.
- Provide input on the site location, layout and presentation technology required for each on-site sales office.
- Manage the recommendation and selection process for third-party creative agencies including, as requested or required by the developer, contract negotiations.
- Oversee new community marketing and public relations launch strategy.
- Review and provide feedback for condominium documents and selections/upgrade process as required or requested by the developer.
- Manage all third-party creative agencies under contract for each MSC DS community, including marketing and public relations strategy, budget and execution.
- Review unit pricing, floor plans and specification sheets to maintain brand accuracy and a competitive advantage.
- Review and approve MLS program including public remarks and images, to maintain community and division standards.
- Ensure proper appearance of each onsite sales gallery, directing the maintenance and housekeeping requests as needed.
- Direct all MS&C marketing support provided to individual communities.
- Establish broker outreach programs and promotions.
- Prepare for and attend weekly/ monthly marketing meetings for each community.
- Review status, traffic and research reports and modify marketing budgets or plans as required.
- Support the Executive Director through the contract conversion process including training on condominium documents as required.
- Review comparable new products in the market area monthly to serve as internal expert on the regional marketplace.
- Under the direction of the Executive Director, prepare pitch presentations for MSC DS management, existing and potential developers.
- Review contracts and other legal documents as requested by Executive Director.
Qualifications:
- 5+ years of experience in marketing of luxury real estate with demonstrated experience in developing detailed marketing campaigns with a strong preference for new construction.
- Proven leadership in managing complex projects with multiple stakeholders.
- Detailed understanding of digital and print marketing
- Exceptional organizational and time management skills with acute attention to detail.
- Advanced proficiency in Microsoft Office Suite
- Excellent written and verbal communication skills.
- Ability to manage multiple tasks and shift priorities with a positive attitude.
- Strong analytical and problem-solving capabilities.
- Comfortable handling both strategic initiatives and hands-on execution.
- Degree in marketing and/or communication a plus
Key Competencies:
- Ability to define scope, set timelines, allocate resources, and manage deliverables across multiple phases of a project.
- Ability to lead presentations to c-suite executives with clear communication and confidence.
- Develop and manage project level marketing budgets in alignment with industry standards.
- Keen eye for design and marketing trends.
- Efficiently handles multiple tasks and shifting priorities while meeting deadlines and maintaining quality in a fast paced environment.
- Leads cross-functional teams with clarity and purpose, fostering collaboration, accountability, and high performance.
- Responds well to change, remains calm under pressure, and adjusts strategies as needed to meet evolving project needs.
Additional Requirements:
- Must be able to work Monday through Friday, 8:30 AM to 5:00 PM, with occasional weekend or evening hours as needed.
- Some travel to community sites and remote offices will be required.
