Responsibilities

As a Property Maintenance Technician, you'll perform maintenance, inspections, repairs, landscaping, and property improvement projects across our portfolio of residential, commercial, and short-term rental properties.


General Property Maintenance

  • Respond promptly to maintenance requests and emergency service calls.
  • Complete preventative maintenance throughout our property portfolio.
  • Complete move-in, move-out, and short-term rental property turns.
  • Troubleshoot maintenance issues and perform quality repairs.
  • Maintain accurate documentation and photo records of completed work.

Repairs & Skilled Trades

  • Drywall repair and texture
  • Interior and exterior painting
  • Plumbing repairs including toilets, faucets, sinks, garbage disposals, shut-off valves, drain clogs, and leak repairs
  • Basic electrical repairs including outlets, switches, GFCIs, lighting, ceiling fans, smoke detectors, and troubleshooting
  • Carpentry, trim work, doors, windows, cabinets, shelving, and hardware
  • Flooring repairs and installation
  • Appliance installation and troubleshooting
  • Smart lock installation and programming
  • Fence, gate, mailbox, and exterior repairs
  • Caulking, weatherproofing, and general property maintenance repairs

Short-Term Rental Operations

  • Respond to guest maintenance issues during active stays.
  • Troubleshoot smart locks, Wi-Fi, TVs, thermostats, cameras, and other smart home technology.
  • Complete pre-arrival and post-departure inspections.
  • Ensure every property is guest-ready before each arrival.
  • Coordinate with cleaners, inspectors, and vendors to maintain Duvoire's quality standards.

Landscaping & Exterior Maintenance

  • Lawn mowing and edging
  • Weed control
  • Tree and shrub trimming
  • Irrigation inspections and repairs
  • Spring irrigation startup
  • Fall irrigation shutdown and winterization
  • Leaf removal
  • Pressure washing
  • Gutter cleaning
  • Seasonal property cleanups
  • Snow removal and ice mitigation as needed
  • Maintain common areas, walkways, parking lots, patios, and exterior spaces to the highest standard

Property Inspections

  • Perform move-in, move-out, seasonal, preventative maintenance, and quality inspections.
  • Identify safety concerns, deferred maintenance, and property improvements.
  • Report recommended repairs and maintenance priorities.
  • Correct or report unsafe conditions immediately.

Technology & Communication

Qualifications

  • Proven experience maintaining residential or commercial properties, including repairs, preventative maintenance, landscaping, and general property maintenance.
  • Strong knowledge of plumbing, electrical, drywall, painting, carpentry, appliance repair, landscaping, and irrigation systems.
  • Ability to troubleshoot and solve problems independently.
  • Ability to prioritize multiple tasks and adapt to changing priorities in a fast-paced environment.
  • Excellent communication and customer service skills.
  • Strong organizational and time management skills.
  • Comfortable using smartphones, apps, GPS navigation, and digital work orders.
  • Tech-savvy with the ability to quickly learn modern software and cloud-based systems.
  • Maintain a clean, professional appearance while representing Duvoire.
  • Valid driver's license with a clean driving record.
  • Ability to lift 75 pounds and work indoors and outdoors in varying weather conditions.
  • Basic hand tools are preferred. Duvoire provides specialty tools, equipment, and technology needed to perform the job.
