Position Overview
We need a senior BAS Controls Technician in Las Vegas with deep Tridium Niagara programming experience. You will build, program, and commission Niagara-based building automation systems, and you will troubleshoot them when they fail. This role fits a technician who writes their own Niagara logic, integrates BACnet devices, and keeps HVAC and building systems running with minimal downtime.
Niagara/Tridium Programming and Integration
- Program, configure, and commission Tridium Niagara (N4/AX) stations, including JACE controllers and Supervisor servers
- Build Niagara logic using Wire Sheets, Program Objects, and Px graphics
- Write and modify Niagara sequences of operation to match design intent
- Integrate BACnet/IP and BACnet MS/TP devices into Niagara stations
- Configure Niagara histories, alarms, schedules, and user permissions
- Create and update Niagara Px graphical front ends for operators
- Back up, restore, and upgrade Niagara stations and platform software
- Troubleshoot Niagara station faults, driver issues, and network communication failures
Controls Installation and Troubleshooting
- Install, program, test, and calibrate BAS controllers, sensors, actuators, and field devices
- Diagnose failures in controller boards, sensor wiring, control wiring, and network wiring
- Analyze control loops that drift out of specification and correct them fast
- Read and interpret control drawings, electrical drawings, specifications, and sequences of operation
- Use meters, calibration tools, and electronic testers to verify system performance
- Work with voltages from 12 VAC to 600 VAC
HVAC Equipment and Controls Support
- Install and maintain VFDs and motor controls for fans and pumps
- Perform corrective and preventive maintenance on air handlers, exhaust fans, and related HVAC equipment
- Replace belts, motors, valves, sheaves, and bearings as needed
- Configure serial communications and network settings for Niagara and BACnet devices
Documentation and Coordination
- Open, track, and close work orders for building systems
- Keep accurate electronic and hard-copy records of Niagara station changes, point lists, and system configurations
- Estimate materials, parts, and equipment for assigned jobs
- Follow federal, state, and local requirements for HVAC systems
Required Skills
- Proven, hands-on Tridium/Niagara programming experience
- Working knowledge of Niagara Workbench and Niagara station architecture
- Strong BACnet knowledge, including networks, device programming, and integration
- Solid understanding of analog and digital I/O, closed-loop control, and supervisory feedback
- Comfort with computer networking and serial communications
- Proficiency with Microsoft Office
- Ability to work independently, manage time, and meet deadlines
- Valid driver's license and a clean driving record for company vehicle use
Preferred Skills
- Tridium Niagara certification
- Experience with multiple Niagara-based BAS platforms
Physical Requirements and Work Environment
- Lift and carry ladders, drawings, laptops, and materials
- Stand and walk on construction sites; kneel, stoop, and crawl
- Work at heights over 10 feet
- Work in extreme weather and around electrical current, dust, and odors
- Take on-call shifts as needed
Compensation and Benefits
- Salary: $70,000 – $120,000 per year, based on experience
