The Maintenance Lead – HVAC Building Systems oversees operation and preventive maintenance of HVAC, electrical, plumbing, and mechanical systems for office facilities. This role performs AHU, ERU, and mini-split PMs; troubleshoots motors and electrical controls; maintains building automation settings; completes minor repairs; and coordinates vendors, records, and safety procedures to support reliable, efficient building operations. Perform preventive maintenance on HVAC systems, including AHUs, ERUs, and mini-splits, with tasks like filter, belt, coil, and condensate maintenance. Inspect, lubricate, and repair motors, belts, pulleys, and bearings and resolve basic vibration or noise issues. Use multimeters, amp meters, and phase testers to troubleshoot HVAC and power distribution electrical problems. Operate and adjust building automation and other building systems to maintain comfort, safety, and energy efficiency. Complete minor electrical, plumbing, and mechanical repairs or coordinate outside vendors for specialized work. Maintain accurate maintenance logs, work orders, and written reports on PM activities and deficiencies. Follow safety procedures such as lockout/tagout and keep mechanical areas clean and free of hazards. Communicate with building management about maintenance plans, issues, and vendor work to minimize disruption.
