Horning is looking to hire a Leasing Consultant for Brookland Ridge Apartments, our 324 unit community in the Brookland neighborhood of Northeast Washington, DC. This role also supports leasing at The Arbor, a 30 unit sister community nearby. You will own the leasing process from first inquiry through move-in, welcoming prospective residents, leading community tours, and helping people find their next home while keeping both communities leased at goal.

You will work directly with prospective and current residents to achieve and maintain budgeted occupancy, support retention, and represent Brookland Ridge and The Arbor professionally in the marketplace. Reporting to the Property Manager, you will know you are succeeding when leasing traffic converts to applications and signed leases, the communities' online and in-person presentation reflects Horning standards, and residents receive consistent, professional service throughout their time with us.

Key ResponsibilitiesProspect Engagement and ToursGreet prospects in person, by phone, and through email; qualify interest and schedule community tours.Conduct community and unit tours; effectively present features, benefits, pricing, and lease terms; address objections and ask for the application.Maintain accurate and in-depth knowledge of the community, including pricing, availability, floor plans, amenities, lease expirations, square footage, and policies.Complete timely follow-up with prospects after the initial visit (thank-you notes, callbacks) consistent with property standards.Application, Lease, and Move-InAccurately and efficiently prepare leasing paperwork, including applications, lease agreements, addenda, employment and credit checks, and move-in packets.Collect security deposits, application fees, rent, and other funds associated with resident moves; document and reconcile per Horning policy.Complete leasing system entries (Yardi or equivalent) accurately and in a timely manner; maintain accurate prospect and resident data.Coordinate move-in scheduling with the Maintenance Supervisor and Leasing Manager to ensure each unit is delivered market-ready.Resident Communication and ServiceEffectively explain all lease terms and community policies to new and current residents.Respond to resident questions, requests, and concerns professionally and promptly; escalate to the Leasing Manager or Property Manager when issues require additional attention.Support resident retention through positive day-to-day interactions, accurate communication, and timely follow-through on commitments.Marketing and Market AwarenessUpdate online advertising weekly to reflect current pricing, availability, and promotions in accordance with Horning marketing guidelines.Monitor community advertisements and the effectiveness of marketing sources; provide feedback to the Leasing Manager and Property Manager.Maintain awareness of local market conditions and competitive set; contribute ideas for marketing programs and resident-satisfaction initiatives.Support outreach and resident-engagement events as scheduled by the Leasing Manager or Property Manager.Compliance and Other DutiesUnderstand and comply with Fair Housing laws, lease enforcement standards, and all Horning leasing policies.Protect prospect and resident information consistent with Horning policy and applicable privacy requirements.Perform other duties as assigned by the Leasing Manager or Property Manager.Required QualificationsHigh School Diploma or GED required.One (1) or more years of previous sales, residential leasing, or related experience.Strong presentation skills with the ability to sell and close prospective residents.Strong written and verbal communication skills.Strong organizational and time-management skills with the ability to manage multiple priorities.Proficiency in Microsoft Office (Outlook, Word, Excel).Ability to perform basic market analysis to inform leasing and pricing conversations.Detail-oriented with the ability to prepare accurate leasing paperwork.Comfort using standard office equipment (computer, telephone, printer, copier).Preferred QualificationsPrior experience using Yardi a plus.Bilingual (English / Spanish) a plus.Travel & On-CallLocal area outreach and marketing may be required, including visits to nearby businesses, restaurants, and community organizations to promote the community. No overnight travel is required.

Compensation details: 19-24 Hourly Wage
