Job DescriptionJob Title: Title Officer - TO Department: Title DepartmentReports To: Manager Title Operations FLSA: Non-ExemptUpdated: HR Admin_2-13-2017_nhSummary: This is a key position and requires attention to detail in a fast paced work environment. A Title Officer is responsible to search public records and examine documents to determine record status of property title, and is well versed in all aspects of title transactions. Prepares write-ups for preliminary reports, title policies, guarantees and endorsements in accordance with company examining procedures and established policies.
Essential Duties and Responsibilities include the following. Other duties may be assigned.- Examines records such as deeds, deeds of trust, liens, judgments, easements, and plot and map books to determine ownership, encumbrances and verifies legal description of property. Communicates with escrow staff and/or customers concerning any discrepancies
- Prepares proforma policies
- Analyzes chain of title and prepares preliminary report outlining matters affecting title and actions required to clear title
- Assists escrow staff and customers with questions regarding the insurability of title orders
- Reviews collateral documents such as trusts and powers of attorney, and court documents as necessary
- Back-up for the recording desk and customer services as necessary
Supervisory Responsibilities:No supervisory responsibilities in this position.
Competency Standards:- Superior reading skills with the ability to interpret documents and procedure manuals
- Ability to be proactive to problem solving and consult with escrow staff and/or customers to resolve discrepancies
- Knowledge of title insurance products and understands the coverage afforded by different products such as; standard policies, extended coverage policies, limited coverage policies, other guarantees, various endorsements, and can identify extra hazardous risks and refers same to designated management
- Knowledge of lots and blocks subdivision descriptions, and sectional split lots, metes and bounds descriptions, and searching process
- Ability to demonstrate understanding of title applications and software as it relates to title processes and policies
- Knowledge of Microsoft Office Suite
Experience:High School Diploma or General Education Degree (GED); five years related experience; or equivalent combination of education and experience.
