Commercial Title Reader/Examiner - Remote
A prominent Settlement & Escrow Company is seeking a qualified Commercial Title Reader/Examiner to join their team. This is a Fully Remote role working within the New York commercial division.
This role is responsible for diving deeply into commercial title searches, reviewing all legal documents, maps, surveys, and plats with a keen eye, identifying title defects, and producing clear and accurate title commitments that can withstand the scrutiny of sophisticated commercial attorneys, lenders, and underwriting counsel.
We're looking for the best and the brightest. The right candidate brings confidence and precision with deep familiarity of NY title insurance standards, NYTIS and ALTA policies, underwriting guidelines, and the complex legal and survey issues that appear frequently in NY transactions.
Responsibilities
  • Review all components of a New York commercial title search, including the chain of title, judgement search, tax search, UCC search, survey, and produce bulletproof title commitments.
  • Identify and resolve all title defects before commitment delivery, including gaps, open liens, judgements, UCC filings, tax certified issues, survey problems, easement conflicts, encroachments, and municipal violations.
  • Serve as the New York title subject matter expert for the examination team.
  • Deliver clear, concise title commitment cover letters that accurately summarizes the key title issues, outstanding requirements, notable expectations, and any matters requiring the attorneys attention.
  • Coordinate with underwriting counsel to support smooth closings.
  • Maintain accurate, current records of all assigned files.
Requirements
  • Minimum of 3 years of commercial title experience with a focus on New York files. Multi-state experience is a plus.
  • Deep knowledge of NY title insurance standards, NYTIS policies, ALTA policies, and NY underwriting guidelines.
  • Ability to read and interpret complex legal documents, surveys, maps, and plats.
  • Excellent written communication - clear precise cover letter writing is essential
  • Strong organizational skills with the ability to manage a high volume of NY files.
  • Familiarity with SoftPro software preferred.
