Compensation Plan: Depending on qualifications/experience, this opportunity can offer up to a base salary of $150,000 plus quarterly projects bonus.

JOB DESCRIPTION The Project Manager – Commercial & Industrial Buildings is responsible for the financial, contractual, and operational success of assigned construction projects from contract award through closeout. This position leads planning, coordination, cost control, and communication to deliver projects on schedule, within budget, and to contract quality standards, while maintaining strong relationships with clients, designers, architects, and sub-contractors. Responsibilities: Project Planning & Execution:
Lead project startup, including turnover from estimating, contract review, and project execution planning, following “hand-off” meeting.
Develop and maintain project execution plans aligned with schedule, budget, and scope.
Coordinate with Superintendents to ensure field execution aligns with project plan.
Anticipate risks and proactively implement mitigation strategies.
Financial Management:
Own the project budget, cost forecasting, and margin performance.
Review and approve subcontractor pay applications and owner billings.
Work with Finance to ensure project expenses, budget, pay apps, and Owner Change Orders are executed on time and on budget.
Track cost-to-complete, by working with Finance Team and implementing corrective actions.
Schedule Management:
Collaborate with the Superintendent to develop and maintain the project schedule.
Monitor schedule performance and address impacts proactively.
Drive timely decision-making to prevent delays.
Ensure milestone and contractual schedule commitments are met.
Lead OAC meetings.
Contract & Change Management:
Administer prime contract and subcontract agreements.
Manage Change Order process from identification, through pricing, approval, and final execution.
Protect company contractual and financial interests.
Ensure all scope changes are documented and approved in Procore.
Create/Manage RFI requests for client in Procore.
Subcontractor & Vendor Management:
Lead subcontractor communications and scope alignment.
Manage subcontractor performance, compliance, and coordination.
Resolve conflicts and performance issues promptly and professionally.
Collect/Manage monthly AIA from Sub-Contractors & deliver completed AIA to client.
Client & Stakeholder Communication:
Serve as the primary point of contact for owners, architects, and engineers.
Lead project meetings and provide clear, consistent project reporting.
Manage expectations and maintain a solutions-oriented approach, internally and externally.
Build trust through transparency and accountability; always.
Quality & Compliance
Ensure project work complies with contract documents, codes, and quality standards.
Support quality control processes and problem resolution.
Ensure project documentation is complete and accurate.
Training & Communication:
Procore Champions for office and Field Team.
Champion communication across all facets of the business, relative to Active Jobs.
Project Closeout:
Lead project closeout activities including punch lists, final , and final billing
Ensure timely completion of closeout requirements; assisted by APM.
Support warranty management and post-project follow-up.
Secure final sign off from Owner & Architects.
Qualifications:
Bachelor’s Degree in Construction Management, Civil Engineering, or a related field is a plus.
Relevant certifications (e.g., PMP, CCM) is a plus.
3+ years of experience with commercial building projects as a Project Manager with a General Contractor. Experience with industrial building projects is a plus. 5+ years of experience is preferred.
Skills in project coordination and construction management.
Experience with the project management software Procore.
