Hackberry Lane is a vertically integrated student housing owner-operator with 2,265 beds and $330M in real estate assets nationwide, with a strong concentration in the Southeast. We are a small, tight-knit team that is growing rapidly.
The Opportunity
We are looking for a scrappy, self-sufficient operator to lead our Gainesville market from the ground up. This is an early-stage market — several small student housing properties near the University of Florida, with very large growth expected over the next several years.
What You'll Do
Leasing & Occupancy
- Own the full leasing cycle for Gainesville assets — prospecting, touring, closing, and renewals
- Build relationships with Greek organizations, student groups, and campus networks that drive referral traffic
- Report on leasing pace and flag competitive dynamics to the home office
Operations & Maintenance
- Oversee daily operations in partnership with your Maintenance Supervisor — this is a hands-on role and you will be in the details
- Manage vendor relationships, coordinate routine R&M, and ensure unit turn quality meets Hackberry Lane standards
- Be the face of the property for residents and the point of escalation when issues arise
Market Development
- Build the local vendor and contractor network that will support a larger portfolio over time
Who You Are
- 3–5 years of experience in student housing or multifamily property management — prior experience in the SEC footprint is a strong plus
- Entrepreneurial mindset: comfortable operating without a full team around you, at least initially
- Solid leasing instincts and genuine comfort talking to students and parents
- Familiar with property management software; Entrata experience preferred
- Highly organized, responsive, and reliable — in a small market, you set the standard
- Low ego, team-first — you will work closely with the Hackberry Lane home office and need to communicate clearly and proactively
Compensation & Benefits
- Compensation: $70,000 to $95,000 with room to grow over time
